If you’re selling
Lincolnwood prices are up about 6% from last year and more homes are selling, but buyers are negotiating harder: fewer homes are going over asking and 18% of listings have had a price cut. Pricing right from day one matters more than it did a year ago. In Skokie, nearly half of homes still sell above asking, so well-prepared homes continue to draw multiple offers.
If you’re buying
Lincolnwood is giving buyers a little more room — the typical home is selling for about 2% under list price and sitting nearly two months. Skokie remains the tougher market: homes sell at or above asking in about six weeks, so have your pre-approval ready and be prepared to move quickly on the right house.
